Services We Offer
What we take on out here
Kitchens and bathrooms from end to end, including the plumbing and electrical they run on. Holiday Kitchens cabinetry, countertops templated to the installed cabinets, tile and proper waterproofing, lighting, interior work anywhere in the house, and handyman jobs when that is all that is needed.
Acreage, not a subdivision
Jupiter Farms is not a gated community and does not pretend to be one. It is acreage – properties on an acre and upwards, horses on a good number of them, barns and workshops and outbuildings, and houses largely built from the 1980s and 90s onwards with a fair amount of owner-built character in the mix.
That character is the interesting part. Out here we more often find work done over the years by the owner or by a friend of the owner: a bathroom added without a permit, a kitchen wall taken out without anybody checking what it carried, wiring extended to a workshop in a way no electrician would sign. None of that is a crisis and we are not here to lecture anybody about it. But we do find out what we are dealing with before quoting, because a remodel that uncovers an unpermitted addition halfway through is a much more expensive conversation than one that starts with the facts.
Well water and a septic system change the job
This is the single biggest practical difference between remodeling here and remodeling in town, and most contractors will not raise it until it becomes a problem.
Water. You are on a well, so the water going into your new fixtures is whatever your well and its treatment deliver. Hard water and high iron are common in this area, and they are hard on fittings, glass and stone. If your existing taps are scaling or staining, new ones will do the same, so it is worth solving the water before spending on the fittings rather than afterwards.
Waste. You are on septic, which matters the moment you talk about adding a bathroom rather than replacing one. More fixtures can mean more load, and depending on the system’s age, size and condition the county may want the drainfield capacity considered before approving the work. Replacing an existing bathroom in place is usually straightforward. Adding one is a question we answer properly at the start.
Your permit goes to the county
Jupiter Farms is unincorporated, so there is no town hall for this. Permits go through Palm Beach County rather than the Town of Jupiter next door, which catches people out because the mailing address says Jupiter. The process and the timelines are different, and we make the application.
Worth saying while we are on geography: Ranch Colony, which gets mentioned in the same breath around here, is actually in Martin County. Different county, different rules.
Working somewhere with room to work
One genuine advantage of an acreage property is space. Materials can be staged on site properly, a skip does not have to sit on a neighbor’s verge, and deliveries are not a negotiation. That tends to make a large job here run more smoothly than the same job on a tight lot in town, and we will use that to keep your house liveable while the work goes on, because nobody out here is leaving for the summer.
What people ask us out here
Can we add a bathroom, or is the septic going to stop us?
Often you can, and the answer depends on your system rather than on a general rule. Age, capacity and condition all matter, and the county takes a view. We establish that at the start, before you have paid for a design that cannot be permitted.
The well water is ruining our fittings. Is that fixable?
Usually, and it is worth fixing before a remodel rather than after. Treating the water protects everything you are about to install. We will tell you plainly if that is the first thing to spend money on.
A previous owner added a room without a permit. What now?
It is common and it is dealt with far more easily before work starts than in the middle of an inspection. We will tell you what we have found and what the realistic options are, without drama.
Will you take on the barn office or the workshop?
Yes. A kitchenette in an outbuilding or a bathroom that gets used in work boots is a proper job, and it wants specifying for that life rather than for a show home.
