Services We Offer

The work we take on here

Kitchens and bathrooms in full, plumbing and electrical included. Holiday Kitchens cabinetry, stone templated to the installed run, tile and waterproofing done properly, lighting, interior work elsewhere in the house, and smaller jobs when that is the whole brief.

A small town that values being left alone

Gulf Stream is barely a town at all by most measures: a narrow stretch between the Intracoastal and the Atlantic, a few hundred houses, a golf club that has been there since the 1920s, and a strong sense of its own character. Place Au Soleil sits on the water, The Little Club nearby.

Working somewhere this small is different, and pretending otherwise would be silly. Everybody notices a van. The neighbors are close and they will be here long after we have finished. So we work the way we would want someone working next door to us: no radios, the site tidied every evening, materials staged rather than piled on the verge, deliveries timed sensibly, and the crew told plainly that they are guests. It is not a service you should have to ask for.

Houses that have already been renovated once or twice

Much of the housing stock here is well maintained and has been worked on before, sometimes several times, which changes the nature of the job. We spend more time than usual finding out what previous contractors actually did behind the plaster: rerouted plumbing, an unpermitted addition from decades ago, a wet area that was tiled over rather than rebuilt. That is normal in good coastal houses of this age and it is manageable, provided nobody pretends it is not there. You will hear what we find, with a price attached, the day we find it.

Permitting in a very small municipality

Gulf Stream is its own municipality, so the process is not the same as the unincorporated county next door. Small towns handle building services in different ways and the arrangements change, so rather than assert something that might be out of date, we establish exactly who reviews your permit and what they require before the quotation goes out. Getting that right at the start is the difference between a job that runs and a job that waits.

The ocean is a materials brief

Salt air here is relentless. Plated finishes pit, unsealed stone marks, and hardware that would be fine inland fails early. We specify solid brass and stainless, properly sealed surfaces, cabinetry that copes with humidity, and extraction that vents rather than recirculates. In a house at this level the finishes are the point, so it is worth spending the specification properly rather than discovering the problem in year three.

If the house is closed for the summer

Then the work should happen then. Choose everything before you go, leave a key with us, follow it in photographs, and come back to a house that is finished rather than occupied by a crew. It is how a large share of our year runs, and in a town this quiet it is also the neighborly way to schedule it.

What Gulf Stream owners want to know

Will the whole street know we are renovating?

Not from us. We keep the site tight, park considerately, brief the crew on conduct, and we do not put signage on your lawn or post recognizable photographs of your home. If you would rather we never mention the job at all, say so and that is the end of it.

Can you match work to an older coastal house without it looking new?

Yes, and it matters here more than most places. Holiday Kitchens runs to dozens of door styles, timbers and finishes, so a new kitchen can sit inside an established house without announcing itself. We would rather spend an extra week on samples than get that wrong.

We are only here part of the year. Who lets you in?

Whatever arrangement suits you – a key with us, a code, or a property manager. We report progress in photographs regardless, so the house is never unaccounted for while you are away.
