Kitchens, baths and the rest of the property

Kitchens and bathrooms in full, plus the plumbing and electrical they sit on. Holiday Kitchens cabinetry, countertops templated once the cabinets are set, tile and modern waterproofing, lighting, interior work throughout the house, and handyman jobs when that is genuinely all that is needed.

A primary bathroom we built here

A frameless glass walk-in shower with a teak fold-down seat, a corner soaking tub, and a hex marble mosaic floor, with grab bars fitted where they are actually useful rather than where a catalogue puts them. It is in the photographs further down. Details like a teak seat and properly placed grab bars are the difference between a bathroom that photographs well and one that still works in fifteen years.

This village runs on a horse calendar

From January to March the place fills up. The showgrounds are busy, the equestrian communities are occupied, and the roads carry more trailers than cars. For the rest of the year a great many of those houses are quiet, and some are empty altogether.

That is the single most useful thing to know about remodeling here, because it means the right question is not only what to build but when. Work that would be disruptive in February is straightforward in June. If your house is used mainly in season, the sensible plan is to do the kitchen or the bathroom out of it, and we schedule a lot of our year exactly that way. If you live here all year round instead, we contain the dust and keep the house functioning, which is a different skill and one we have had thirty years to practice.

Barns, guest quarters and the rest of the property

Equestrian properties come with more than a house. Grooms’ quarters, guest apartments, a kitchen in a barn office, a bathroom that gets used in boots. Those want durable rather than delicate: tile that takes grit, finishes that survive being hosed, storage sized for tack rather than tableware. We are glad to take that work, and we would rather spec it honestly for how it will be used than sell a finish that will look wrong by spring.

The village runs its own building department, so permits for anything that moves plumbing or electrical go through it. We make the application. Communities across the village – Palm Beach Polo, Grand Prix Village, Palm Beach Point, Versailles, Black Diamond, Binks Forest and the Aero Club among them – each add their own contractor rules, and we deal with that paperwork.

Where the money goes that you cannot see

Waterproofing behind tile, because that is where Florida bathrooms fail and it is invisible once the job is done. Cabinets that are American-made by Holiday Kitchens with a limited lifetime warranty, inspected in a climate-controlled warehouse before delivery, fitted by our own crew rather than a subcontractor. Counters templated to what is installed. Five years of written warranty on our workmanship.

What Wellington owners ask

Can the whole job be finished between seasons?

Often, if we start the conversation early enough. Cabinetry is the long pole – it is manufactured to order – so a spring decision makes an autumn finish comfortable. Tell us the date you need to be back in the house and we will tell you honestly whether it is achievable.

Can you work while we are away with the horses?

Yes, and a good part of our year is that arrangement. Selections beforehand, a key, photographs as the work progresses, and a finished room when you return.

Do you take on the barn office or the grooms’ apartment?

Yes. Those are proper jobs and they are often the ones nobody else wants to quote. Same license, same crew, same warranty.
