Services We Offer
What we handle in an apartment
Kitchen remodeling and bathroom renovations in full, including the plumbing and electrical they sit on. Holiday Kitchens cabinetry, countertops templated to the installed cabinets, tile and proper waterproofing, lighting, interior work throughout the apartment, and handyman jobs when that is all that is wanted.
Three miles of ocean, and almost everybody is in a building
Highland Beach is a strip of barrier island roughly three miles long with the Atlantic on one side and the Intracoastal on the other, and it is almost entirely condominium living – Toscana, Boca Highland Beach Club and Marina, Coronado, 45 Ocean, Regency Highland, with the gated Intracoastal houses of Bel Lido as one of the few exceptions.
That is unusual enough to shape everything we do here. This is not a town where we talk about extensions and knocking through to the garden. It is a town where the job is making a well-located apartment work far better than it does, inside rules that were written to protect everybody else in the building.
What your building will require, and what we do about it
An approval packet before anything begins: scope, drawings, our state license, insurance certificates naming the association, and a program of works. We assemble it and submit it.
A service elevator, booked in advance, padded, with a porter who needs to know when we are coming and what is arriving. Delivery windows that are frequently mornings only. Working hours that many buildings shorten during the season, and some suspend for it entirely.
Then the plumbing, which is the part that catches people out. In a stack building the pipework behind your bathroom wall serves the apartments above and below you. Isolating it is a scheduled, notified event, not something decided over breakfast, and it needs to be short. We plan wet-area work around that from the outset, because the alternative is a building full of neighbors without water and a board that remembers it.
What the ocean does to a finish
An oceanfront apartment is the harshest environment we work in. Salt-laden air carries onto balconies and through sliding doors, and it is unforgiving of anything plated, unsealed or lightly built. We specify solid brass and stainless, sealed or engineered stone, cabinet construction and finishes that cope with constant humidity, and extraction that actually vents. It costs a little more at the outset and considerably less over ten years.
The seasonal apartment is the easy job
If you are in residence for part of the year only, everything above becomes simpler. Select finishes before you head north, leave a key with us, follow the work in photographs, and return to a finished apartment. Many boards here would far rather renovation happened in the quiet months, and their calendars are not identical, so we read yours before committing to dates.
What owners in these buildings ask
Can we move the bathroom, or add a second one?
Moving fixtures in a stack building is limited by drainage rather than by imagination. Waste needs fall and the stack is fixed, so a small move is often possible and a large one usually is not. We will tell you that at the first visit rather than after you have paid for drawings.
Our building only allows work between May and October. Is that enough time?
Usually, provided the decisions are made in advance. Cabinetry is manufactured to order and is the long lead item, so a winter conversation makes a comfortable summer program. We work to that window deliberately.
The kitchen is closed off from the living room and the view. Can it be opened?
Often, and in an oceanfront apartment it is transformative, because the whole point of the apartment is the view. Whether a particular wall can come out depends on whether it is structural, which in a tower is a question for the building’s engineer as well as for us. We establish it properly before promising anything.
