Services We Offer
The jobs we do in the village
Kitchen remodeling and bathroom renovations in full, including the plumbing and electrical underneath. Holiday Kitchens cabinetry, countertops templated to the cabinets once they are set, tile and modern waterproofing, lighting, interior work throughout the house, and handyman jobs when that is genuinely all that is needed.
The village was built for a different way of cooking
Most of this village went up in the 1950s and 60s: single-story concrete-block ranch houses, generous plots, and a kitchen tucked into a corner with a pass-through hatch to the living room. It was a sensible plan in 1958, when the kitchen was somewhere one person worked alone. It is a poor plan now, when the kitchen is where everybody stands.
Opening one of those houses up is the best money most owners here will spend, and it is a large part of what we do. The kitchen in the photographs below is one: an oversized gray-veined quartz island, white flat-panel cabinetry, and the structural columns kept in view rather than hidden, because they are holding the roof up and pretending otherwise gets expensive.
Before the wall comes out
Not every wall in a 1950s ranch can be removed, and the ones that can sometimes need a beam that changes the budget. We establish what is structural before quoting, not after demolition has started. In a house of this age we also expect original cast-iron drains, wiring that predates most kitchen appliances, and the odd bit of previous work that was never permitted. You will hear about all of it as we find it.
Permits go through the Village of North Palm Beach, which runs its own building department. We make the application.
The waterfront and the clubs
The village runs down to the Intracoastal, and the addresses along it – Lost Tree Village, Seminole Landing, Old Port Cove, Frenchman’s Harbor – come with their own rules on top of the village’s: contractor registration, insurance certificates, gate access and set working hours. We are glad to take work in any of them and we will deal with the paperwork.
Remodeling while you are away
A large share of our work happens in the summer months in houses that are empty. Choose finishes in spring, leave a key, follow the job through photographs, come home to a finished room. Many buildings and associations here would rather the work happened then in any case, and the rules are not consistent between them, so we check yours before committing to dates.
What owners here ask us
Can the pass-through become a proper opening?
Almost always, and it is usually the moment the house changes character. How wide it can go depends on what the wall carries, which we work out properly first.
Terrazzo came up when we pulled the vinyl. Keep it or cover it?
If it is sound, keep it. Polished terrazzo in one of these houses is a better floor than most things you could buy to replace it, and it suits the age of the building.
Do we need to leave while the kitchen is out?
Most people do not. We seal the work area, keep the dust contained and keep the house liveable. If you would rather be elsewhere for the messy fortnight we will tell you which fortnight it is.
