The work we do out here

Kitchens and bathrooms from end to end, including the plumbing and electrical they depend on. Holiday Kitchens cabinetry, counters templated after the cabinets are set, tile and real waterproofing, lighting, interior work anywhere in the house, and handyman jobs by themselves.

Equestrian country, and it shows in the houses

Five to fifteen acre lots, barns, arenas, paddocks and tack rooms. Deer Run is the flagship gated equestrian address; Fox Trail is the other name people mention. The Acreage and Loxahatchee Groves, by contrast, are rural and open, and anybody marketing them as gated communities has never been out here.

What that means for us is that a remodel is rarely only about the house. There is usually a tack room that wants proper storage, a feed room that wants a hard-wearing floor, or a bathroom by the barn that gets used in muddy boots and should be specified for exactly that rather than for a show home.

One point of confusion worth clearing up, because it affects who you call. The Loxahatchee Club is in Jupiter. Different place entirely, despite the name.

Well water and septic change what is possible

This is the practical difference between remodeling here and remodeling in town, and it deserves saying before you fall in love with a plan.

The water is yours, out of the ground, and its character ends up on every surface you are about to buy. Staining on the existing taps is the tell. Deal with the treatment first and the new brassware and stone stay looking new; skip it and they will not.

The waste goes to septic, which is a non-issue for replacing a bathroom and a real question for adding one. Capacity, age and condition all bear on it, and the county may want the drainfield considered before it approves anything. We ask that question at the survey.

Your permit is a county permit

There is no village hall for this. Loxahatchee is unincorporated, so the application goes to Palm Beach County rather than to a municipality, with its own process and its own timelines. We make the application and we build the real timeline into the schedule.

While we are on the subject: work done years ago by a previous owner, or by a friend of a previous owner, is common out here. An added room, a bathroom that never saw a permit, wiring run out to a workshop. We would rather find that at the survey than in the middle of an inspection, and we will tell you plainly what the options are without making a drama of it.

Storm season is part of the brief

Out here you are at the end of the line when the power goes, and it can stay off longer than it does in town. That is worth designing for rather than discovering. If a generator is going in, or already has, a remodel is the sensible moment to sort out which circuits it actually needs to carry, where the kitchen appliances sit on that list, and whether the panel can take it. We are not electricians who turn up afterwards and shrug; this gets planned with the rest of the job.

Questions from the acreage

Can we add a bathroom, or will the septic stop us?

Often you can, and it depends on your system rather than on a general rule. Age, capacity and condition all count, and the county takes a view. We find out first, before you pay for a design that cannot be permitted.

Our well water is wrecking the fittings. Worth fixing first?

Almost always. Treating the water protects everything you are about to install, and doing it afterwards means watching new brassware go the way of the old.

Will you take on the barn office or the workshop bathroom?

Yes, and they are proper jobs. A bathroom that gets used in muddy boots wants specifying for that life, not for a show home.

How far out will you come?

All of it. We work across the western county as a matter of course, and an acreage address is not a reason for a surcharge.
